Council votes to condemn North Hills Property

I'm torn. I agree that the property being turned into another subdivision would have been a great loss for the city, but I don't agree with the city essentially stealing the property hoping to be able to pay less than it is worth. Is there something I am missing?

The city will be paying the owner's whatever the property appraises for. There is no stealing at all.

The city's appraisal came in at $2.2 million; the Pulaski County Assessor has the land assessed at $3.1 million; while the property owner's have an appraisal of $5.5 million.
A Judge or Jury will decide the final value to be paid by the City if the condemnation goes through. We must also keep in mind that in addition to that value, the court can also tack on attorney's fees, court costs and possible damages.

I respectfully disagree that Club properties "are going to make out like bandits." Club Properties should be paid what the property is worth. I don't think that they are asking too much for 106 acres of prime property that has "landmark" value. Do you really think that is way off the mark for prime property considering what subdivison residential lots sell for?

If they sold the lots for just $40,000, the residential land alone would bring $8 million. Not many places left in Sherwood are selling lots that cheap.

Lots have SEWER service....this land DOES NOT have sewer lines.....Got any idea??

It's true that residential lots should have sewer service when they are sold. However, this property DOES have main sewer lines that run through it. Ultimately, a property is worth what a party is willing to pay for it.

To be a residential lot within any city limit is required to have sewer or a perk test from the county and to do that the lot would need to be 1.5 - 2 acres. As for the main sewer line that runs in front of this green space, it is at top capacity. Any lots on this beautiful green space would require the "developer" to spend 5 - 6 million dollars to run sewer to near I-167...How many residents driveways, yards and streets would need to be torn up and replaced at the developer's expense and how many residents would that upset? Bottom line remains the same today as it was last year....the property AS IS, is worth between 2 - 3 million !!

$2-3 million "as is" value - I respectfully disagree. The owner's received an appraisal for $5.5 million. Both the appraisals done by the city and the owner's were done by licensed appraisers. So, therefore the property will be valued at somewhere between $2.2 - $5.5 million.

Have you seen the 5.5 million dollar appraisal? If you have, do you know the appraiser's name and company? I have been told that no on has seen it. Anyone can see the cities appraisal and the appraiser has been quoted in the newspaper, also. Someone has talked to him from the media. I don't know why no one has talked the the owner's appraiser. Could be it's hard to reach a ghost..

Well, I'm sure that the owner's appraisal will be entered as evidence in the lawsuit and subsequent court condemnation value determination. Once that happens, we'll have access to it. Don't be so confident that it doesn't exist.

sherwood realtor.. yes like bandits!!

they paid under 900k for the property. made their money back selling off lots around the course. living large off the club for years then walk away with 5 million.. Is this a great country or what?

It sure would have been nice if the City had taken action on just one of the many previous offers of this property to the City of Sherwood, and all this mess could have been avoided.

Who cares what the owners paid for the property and how much money they will make. The truth of the matter is that they have owned this property for a long time, and the value of the property has increased over time. So has the value of many other parcels and homes throughout Sherwood and Pulaski County and central Arkansas. Take a drive down JFK towards North Little Rock.

What is the City going to do with Sherwood Forest and all of that land?

We need to look at our future. We are growing and have a reputation of being a great place to live and now we need to put our efforts into the Annexation of Gravel Ridge.

Hopefully they will want to be a part of us, too. Talk to your friends and families that live in Gravel Ridge and ask them to vote for Sherwood.

It could take weeks before the city can take possession of the former NHCC property. During that time, alot of things can happen.

I have been watching the polls on this site for over a week and the ODD thing I have noticed is that not many, if even a lot of residents know of this site, and no one does....the numbers don't compute. And they don't compute because some numbers reduce from time to time??? How is THAT ?? All the while, the other number rises ?? Very Odd !!
And some polls have a total of 28 votes and other's 200 and other's 500 total votes....Very Wierd !!
Looks like someone is cleaning their computer's cache and revoting .....While no one really knows about this site???

As a contributor to this blogsite, i'd like to respond to the last message. It's true that not many people have known about this blogsite since it's inception last year, but that has changed in the last month.
Channel 4 put a link to this blogsite on a report a little while ago on their website and that link created hundreds of new readers.
Everyone is welcome to vote, leave comments and participate in this blogsite forumn. That is why it was created in the first place.

I am very proud of our city elected council members and mayor that had the cities future in their mind and heart during the past months, and came to the same conclusion that saving the old NHCC golf course was indeed the BEST FOR OUR CITY. I believe the persons that are opposed to this forward move of our city, do not playing golf and/or do not not understand preserving the golf course land that our city was built around from day one. There is no BIGGER FIGHT that will ever exist than this "SACRED AND VERY HALLOWED GROUND". I put my trust in our cities officials. They are put in place to protect and preserve our past and future, Thank you for your confidence in preserving our cities future and our Beloved Past.

"Sacred and very Hallowed ground"? You must live on the golf course. There is nothing sacred, hallowed or historic about this property. It has landmark significance, that much is clear, but the rest of your descriptions of the property are nothing more than fluff.
As far as there is no "Bigger Fight" than will ever exist than this...well that's another bunch of hot air.

Curious Citiezen.

Jeff Avon was a frined of mine. He was the greenskeeper at NHCC. He lived on country club ave. After Jeff was shot in the back of the head his girlfrined turned the gun on herself. Jeff's ashes were spread on NHCC property. I've heard there are others whos ashes are on that property. I'd hate to see Homes built where Jeff was laid to rest.

Placing the ashes of a loved one on private property still does not constitute sacred, hallowed, or, historical ground. Sorry for your loss.

Dear Miss or Mr. Un-Curious....
I believe after reading ALL your comments three things:
First-You were not born in Sherwood.
Second-You do not know Sherwood's original beginnings enough to understand the historical ground you are speaking of.
Third-Sacred and Hallowed Ground means IT WAS HERE BEFORE YOU WERE.

Go destroy old Land Mark's in someone else's hometown and leave ours alone.

I was born and raised in this little town and own BOTH books on it's history. Just because I don't agree with you doesn't give you the right to say I wasn't born here or don't understand the history here.
Unless you were born prior to the 1920's when the golf course was first established, that thing was around before you too! Check webster's dictionary - sacred and hallowed does not mean that it was here before me....
