I have nothing against apartments because they are necessary to have in order to offer a multitude of housing options for people locating within our city. I do feel that we really need to focus on building neighborhoods and attract more single family housing. Single family houses produce so much more revenue than apartments.
It may also be time for Sherwood to visit the possibility of increasing impact fees because of the expansion of the city through annexation. We need to ensure that whatever long term goals we have as a City can be realized with appropriate revenues.
It appears that we can agree on
some issues. It is indeed time
for the Planning Commission and
the Council to pull in the reins
on Multi-family zoning. I don't
really understand your deduction
on the revenues, since there is no
property tax on any property in
Sherwood, and conceivably higher
population density should produce
higher sales tax revenues, but it
also increases the need for services exponentially, offsetting
any revenue advantage. It would
be difficult "increasing impact
fees" since none are presently
being assessed. This idea is long
overdue to finance infrastructure
improvements servicing new develop-
ments, and park development. As it
is now, this is paid for by the
taxpayers at large, which is not
an equitable or timely way to do
this. The longer Sherwood waits
to impose impact fees, the further
behind we fall.
